Q: Do you pay fair market value? Do you use an appraisal? How do you determine the price you’re willing to pay?

A: Just as every homeowner’s situation is unique, so is the process in which I determine what an appropriate offer for your home might be. That said, there are certain rules and methods that I follow for every home when it comes time to determine a fair market value for the property. Here’s how I go about it:

  1. First, I evaluate the condition of your home. Is the property structurally sound? What kind of shape is the roof in and how old is it? How is the landscaping? My goal here is to estimate the cost of any necessary repairs.
  2. Next I conduct some research into the price of homes in your area which are in a comparable state of repair. This is called ‘the market approach,’ to valuation, and is perhaps the most accurate and popular method of determining a home’s fair market value. Location is a key factor, so I only compare homes that are similar to yours in the same or similar neighborhoods.
  3. Then I discuss the situation with you. Why do you need to sell? How urgent is your circumstance? How quickly do you need to vacate the premises? These factors play an important role, because they part of the definition of fair market value includes your willingness to accept a reasonable offer given the factors we have just laid out.

I have purchased over 200 houses in the last 14+ years and know the Denver Metro Area very well. My experience gives me the ability to quickly make you an offer you can’t refuse!

Q: How much do you charge?

A: There is no fee to the home seller for my services, through this program.

Q: Does it matter if I have a realtor?

A: I recommend that you do submit information regarding your home and your situation to me prior to listing it with a traditional real estate agent, because I truly believe that when you have a professional in your corner fighting for your best interests, you are much more likely to receive the type of offer you are seeking and in a more timely manner than if you pursued the usual channels with their delays and frustrations.

However if you have already spoken with an agent, I am still happy to work with all involved to ensure the best outcome for you.

[The Denver Home Buyer] was wonderful to work with. The thing that my wife and I appreciated the most was Jeff’s understanding of the industry. There is no way we would recommend anybody other than Jeff Corporon for any real estate matters; he’s got himself a client for life.

Thank you Jeff!
