Q: Do you pay fair market value? Do you use an appraisal? How do you determine the price you’re willing to pay?

A: Just as every homeowner’s situation is unique, so is the process in which I determine what an appropriate offer for your home might be. That said, there are certain rules and methods that I follow for every home when it comes time to determine a fair market value for the property. Here’s how I go about it:

  2. Next I conduct some research into the price of homes in your area which are in a comparable state of repair. Location is a key factor, so I only compare homes that are similar to yours in the same or similar neighborhoods.
  3. Then I discuss the situation with you. Why do you need to sell? How urgent is your circumstance? How quickly do you need to vacate the premises? These factors play an important role, because they part of the definition of fair market value includes your willingness to accept a reasonable offer given the factors we have just laid out.
